ASSET MANAGMENT |

Tradewinds at Metro West| Orlando, Florida

CF Capital Partners, Inc. was engaged by Corus Bank to provide services to sell the remaining inventory at a 544 unit condominium project that had 229 units remaining to sell at the time that the project became an REO asset of the bank. CF Capital Partners, Inc. provided a business plan and a budget for the project completion. CF Capital Partners, Inc. staffed and managed the sales process and sold the remaining inventory to individual unit buyers on behalf of both Corus Bank and then later for ST Residential after they obtained the asset from the FDIC.

Remington Homes| Chicago Metropolitan Area

CF Capital Partners, Inc. was engaged to assist in the final resolution of $70 million of bank debt. The bank debt included loans on nine subdivision land acquisition and development loans and five loans on packages of model homes. There were eleven different banks. Due to the economic turmoil in the new home construction business, the developer decided to wind down operations and seek to negotiate settlements on guarantees and an orderly liquidation of properties with their various lenders. CF prepared an overall plan and the associated financial information to present to the lending group and acted as lead negotiator to procure settlements.

Grande Palisades Resort| Winter Garden, Florida

CF Capital Partners, Inc. was engaged to assist in the final resolution of $140 million of bank debt. The bank debt was a construction revolving credit facility for a 100 acre site where 890 resort condominiums that was 75% complete.  There were sixty-five different bank participants. Due to the economic turmoil in the new home construction business, the developer was unable to close the first 188 units in order to pay down the revolving credit facility.  CF Capital Partners, Inc. preforms asset management services in an effort to stabilize the project for the developer and the lender. The stabilization process includes the preparing of business plans for the project completion, working with subcontractors, insurance brokers, and protecting the asset from deterioration and further weather related erosion.

Woods of Countryside| Palatine, Illinois

CF Capital Partners, Inc. was engaged to perform asset management services for a 719 unit condominium conversion project of which 474 units were still available for sale. CF Capital Partners was engaged by ownership with lender approval to aid in the restructuring of the condominium conversion. CF Capital Partners, Inc. coordinated and supervised all services necessary to operate the daily functions of the project. CF Capital Partners, Inc. worked with ownership and the banks to prepare a business plan for project completion and coordinated with bankruptcy council in preparing and filing a plan of reorganization. Ultimately, ownership was able to come to terms with the banks to remove the project from bankruptcy.

Tallus| Mammoth Lakes, California

CF Capital Partners, Inc. was engaged to assist in the final resolution of $30 million of bank debt that became a bank REO through foreclosure. The original bank debt was a revolving credit facility for 11 acre site where 114 fractional units were being constructed in 19 luxury homes. At the time of the foreclosure only 9 homes had been started and only 4 had been completed for occupancy. CF Capital Partners, Inc. performs asset management services in an effort to stabilize the project. The stabilization process includes the coordination of construction bids for completion of the project, working with contractors to protect unfinished units, instituting a rental program for the unsold units and working with the homeowners association. CF Capital Partners, Inc. prepared a business plan for the completion of the project.
